In January 2025, Westchester County’s real estate market exhibited notable activity. The average home value reached $880,000, marking a 1.1% increase over the past year, with properties typically going pending in about 70 days. The county saw 337 single-family homes sold, a 20% rise compared to January 2024. Current inventory for single-family homes has decreased by 19%, totaling 577 for the month.
In White Plains, the median home sold price was $910,000, down 7% from the previous year. With 19 homes sold and only 10 currently on market (down 47% to LY), White Plains is in desperate need of more inventory.
Yonkers on the other hand, has seen an increase in homes for sale, with 46 homes on market (up 5% to LY), 28 sold last month with a median sales price of $690,000.
Overall, the Westchester County real estate market in January 2025 has continued a trend we’ve encountered over the last few years, low inventory. We’re in desperate need of homes to sell.
