Same Story: Low Inventory, Rising Prices
Westchester single family homes saw more of the same in February 2024, low inventory and rising prices. With a 15.5% increase from last year, Februarys median sales price in Westchester County for single family homes was $837,500.
The spring sales market is well under way. Overall, interest rates are still trending in the right direction (down) and buyer demand is getting busier by the week.

Similar Story in Putnam County
Putnam County numbers aren’t fairing much better. The median sales prices for single family homes is $468,750 (up 4.2% to LY) with 19% less homes to sell compared to last year. Overall, the properties in Putnam County are still much more affordable for home buyers. Carmel actually saw the median home value go down in February.
Fairfield County Single Family Homes
Fairfield County is no stranger to an inventory shortage either. Although in some towns the median sale price came down, that’s due to over inflated sale prices from last years highest and best offer scenarios. All it takes is one or two high priced sales to throw off the median sales price.
